Vacant Warehouse TEC was retained to conduct a mold assessment of a vacant warehouse in Ohio. The building was approximately one hundred years old and had sustained extensive damage from unchecked bulk water infiltration from roof leaks over an extended period. In addition, the warehouse was being considered for comprehensive renovation activity. The scope of work was to evaluate water damage and mold contamination to building materials and assess their potential effects on the indoor environment. Bulk and tape-lift samples of suspected mold were also collected from building components. Virtually all load bearing wooden beams, columns and floors were water damaged and considered mold-contaminated. The reduction in load bearing capacity of these components was not addressed as part of this investigation. The predominant fungal genera identified by the laboratory were Stachybotrys, Aspergillus/Penicillium, Cladosporium, Arthrinium and Basidiospores. TEC recommended extensive remedial activities, however, in many circumstances due to the widepsread contamination, repair was not a viable alternative.
